Gathering information about your real estate project
- In-person meeting with your apartment hunter. The meeting can also be held via video if you are expatriates or too far from our offices on rue Saint-Lazare in Paris.
- Description of your needs and expectations to offer you a tailor-made service.
- Drafting the search specifications for your project. We guide you through neighborhoods or towns you may not know and advise you on finding a property in the right environment.
- Study of your financing.
Project Validation
- Review of gathered elements. If we determine that the search cannot be completed within a reasonable timeframe, we will suggest adjustments to certain criteria.

Property Search
- Your hunter has a perfect knowledge of the Parisian local market. They activate the COSIM network and apply our property search techniques to ensure no apartment or house in your target area is missed. They rely on your specifications to help you purchase a property that meets your expectations.
- They filter and sort the extensive information they receive. They contact the seller for more details about the properties that catch their eye. If a property seems to match your requirements, they send you a visit proposal with all necessary details: location, property description, photographs...
- If you wish to proceed, they schedule a visit appointment with the seller at a time that suits you.
- Your apartment hunter accompanies you on all visits to answer your questions independently of the seller. We will alert you to any points of concern.
Negotiation
- A property for sale catches your eye. Your COSIM consultant is also a real estate expert. They provide a precise and detailed market price estimate based on supply and demand, allowing you to form your own opinion.
- We provide you with an estimate of the cost of any necessary work.
- Your apartment hunter submits your written offer to the seller and handles negotiation of the sale price in your best interest . During this period, we continue the search until the seller agrees in writing to sign a preliminary sale agreement.
Assistance
- We collect the documentation specific to the property : the minutes of general meetings, the complete file of technical diagnostics, the co-ownership regulations, the statement of charges, the property tax, the breakdown of charges and taxes... We send you a detailed analysis to facilitate your own reading of these elements.
- We examine the conformity of the work carried out by the seller: co-ownership agreement, town hall declaration, insurance taken out, procedures in progress, etc.
- If any work needs to be done, we contact a trusted craftsman who will come to you free of charge and send you an estimate as soon as possible.
- We send you a complete checklist to help you every step of the way, right up to the handover of the keys. What's more, COSIM offers you a free concierge service to help you get settled in.
- If you don't know a notary, we can provide you with the contact details of a reliable and responsive notary. We work with your notary to draw up the preliminary contract..
- Your apartment hunter will be present at the signing of the preliminary contract.
Handing over the keys
- We put you in touch with bankers and credit brokers who have given complete satisfaction to our previous customers.
- We'll also help you define the scope of any work required to produce a final estimate.
- We schedule a visit before handing over the keys, to read the meters and avoid any inconvenience.
- Your apartment hunter accompanies you to the signing and closing of your purchase. He is present at the signing of the deed of sale, marking the end of our mission and the payment of our hunting fees. He will present you with a personalized gift.
