Real Estate Hunter
Our fees for the flat hunting service are due only if your property search is successful. We share the same goal, and our payment is directly tied to the success of your search. You won’t pay anything upfront, and there are no hidden costs, until you sign a compromis de vente or promesse de vente and finalize the purchase of your flat or house. Our fees
Our flat-hunting fees are determined by the services we offer and the purchase price of the property. For comprehensive support, the fees, including taxes, are calculated based on the purchase price excluding “notary fees” and follow a sliding scale of rates applied cumulatively within each bracket, with no threshold effect.
- Up to €500,000 : 2.9% with a minimum of €12,000 incl. VAT
- From €500,000 to €750,000 : 2.5%
- From €750,000 to €1,000,000 : 2%
- From €1,000,000 to €1,500,000 : 1.5%
- More than €1,500,000 : 1% VAT
Illustration of the calculation method for a purchase price of €1,220,000 excluding ‘notaire’s fees’ :
500,000 x 2.9% + [750,000 – 500,000] x 2.5% + [1000,000 – 750,000] x 2% + [1220,000 – 1000,000] x 1.5% = €29,050 incl. VAT.
If the client wishes to select the properties themselves, we offer a 25% reduction in our fees.
